Questions you need to ask when purchasing an Acreage Homesite
Yes. One of the things that sets our developments apart from others is our deed restrictions. We have 50 years of experience and understanding that allows us to create what we feel are the best deed restrictions a community can have.
Yes. Because we sell lots directly to the consumer, we do not have an HOA (home owners), we have a POA (property owners). Our POA is managed by the developer until the community is complete. We invite residents to join the board after the first few years and eventually our POA board(s) are made up of all residents.
Yes of course! We have many property owners that have opted to buy several lots and combine. We also have some who buy several lots and hold one or two for future use.
In all High Meadow Developments, we have a preferred and heritage builder program. We have carefully selected these builders based on the quality of their work, their customer feedback and our long-standing relationship with these builders that we choose to partner with. However, property owners have the freedom to bring a builder outside of our program, if the builder applies to the ACC and meets all requirements.
Yes, there are submission fees that are paid to the POA and the Property Management company for the review and submission process. In all High Meadow Developments, we also have a marketing fee. We encourage you to ask your sales rep about these fees to learn more.
There is not a required time to start building. Meaning after purchasing your lot, there is no requirement to build on the lot. However, once home construction begins, the standard time limit is 12 months. Special consideration on larger homes is allowed.
Barn-dominium’s are not allowed in any of the current High Meadow Developments.
Yes, all High Meadow Developments are deed restricted and have minimum construction standards that must all be adhered to in order to build in one of our communities. Please visit the community websites to review these standards.
Each community is specific, but currently all our developments offer electricity, gas, water and fiber internet.
We install fiber for communication lines. Service providers vary.
This depends on the current rates and your usage. Please reach out to the community water provider for current rate information and please plan on an average usage of ~20,000 gallons in the Summer if you will have irrigation and ~5-8,000 gallons in the cooler months.
Yes. We allow large farm animals on tracts with minimum 3 acres. You may have 1 large farm animal after you establish a 3 acre tract. You may have 1 animal per acre after that. For example, if you have 4 acres, you could have 2 horses. Natural offspring are exempt from our acreage restrictions until 1 year old. No hogs or pigs are permitted, no poultry other than chickens (no roosters), and only 6 chickens are permitted at one time. Coops must be well-maintained. Some communities have specific restrictions for FFA animals that are listed in the Deed Restrictions. Please see the Deed Restrictions or your sales rep for community specific information.
Of Course! Accessory buildings have additional set back requirements and may require additional landscaping in order to meet community restrictions, but the deed restrictions do allow out buildings.
We do not sell land with an ag exemption in place. It is permissible to have ag exempt land as a property owner within our development; however, the County and State guidelines must be met.
